Almaden Valley feels like an escape from the buzz of the city without actually being far away. Tucked into the southern edge of San Jose, it’s surrounded by rolling hills and open space.

This is where families go for more breathing room — larger homes, bigger yards, and neighborhoods where kids can ride bikes without worry.

The schools here are some of the best in the district, including Leland High and Bret Harte Middle. On weekends, you'll find locals hiking through Almaden Quicksilver Park or picnicking by the lake. It’s also one of the safest areas in San Jose, which gives parents extra peace of mind.

Homes in Almaden Valley tend to be on the higher end, largely due to the generous lot sizes, peaceful setting, and top-rated schools in the area. Most single-family homes start around $1.4 million and can climb higher depending on size, condition, and location. 

While it’s not the most walkable neighborhood in terms of daily errands, families here enjoy easy access to parks, hiking trails, and outdoor recreation — nature is truly part of the lifestyle. The commute to downtown San Jose typically takes about 20 to 30 minutes, with convenient connections via Highways 85 and 87. 

For a relaxing weekend, head over to Almaden Lake Park — it’s a favorite local spot with walking paths, shaded picnic areas, and plenty of space for the kids to burn off energy.

Willow Glen is the kind of neighborhood that pulls you in. Think front porches, holiday parades, and small businesses that know you by name.

Lincoln Avenue is the heart of it all — lined with coffee shops, ice cream parlors, boutiques, and family-friendly restaurants. The homes are a mix of Spanish-style bungalows and classic ranchers, many with updated touches but still holding on to their original character. It’s a great fit for families who want something walkable and lively, but still residential.

Cambrian Park is a sleeper hit. It may not have the name recognition of other neighborhoods, but it consistently delivers — good schools, nice parks, and solid value for your dollar.

The homes are mostly ranch-style, many of them built in the '50s and '60s, but you’ll find plenty that have been tastefully updated.

Parents love the strong public school options through the Union and Cambrian districts. And the location? You’re right in the sweet spot — just minutes from both Willow Glen and Campbell.

Cambrian Park is one of the more budget-friendly family neighborhoods in San Jose, especially when compared to nearby Willow Glen or Almaden Valley. Many single-family homes fall in the $1.2 to $1.6 million range, making it a smart option for families looking for more space without stretching too far. For those looking at entry points, townhomes and condos offer more accessible pricing while still benefiting from the area’s strong schools and community vibe.

Commuting is relatively easy, with quick access to both Highway 85 and 17. Whether you're heading into downtown San Jose or to Apple’s Cupertino campus, you’re looking at roughly a 20-minute drive in most cases.

Walkability in Cambrian is decent, especially near parks, schools, and shopping centers. One of the most exciting changes is happening at Cambrian Park Plaza, which is currently being redeveloped into a vibrant mixed-use hub. Once complete, it will offer restaurants, retail, and green space that’ll give the whole neighborhood a fresh, family-friendly gathering spot.

Evergreen has been one of the fastest-growing family communities in San Jose — and for good reason. It's clean, calm, and full of newer homes with more square footage than you’d find closer to downtown. 

Parents appreciate the quiet vibe and the variety of excellent public schools, especially Evergreen Valley High. The neighborhood feels more suburban than others, with wide streets, planned developments, and parks sprinkled throughout. It's also culturally diverse, with vibrant local events and some of the best Asian food in the city.

Evergreen offers a suburban, spacious feel that many families appreciate, especially those looking for newer homes with a bit more room to grow. Single-family homes typically range from $1.2 million to $1.8 million, depending on the size, lot, and age of the property. Many homes in this area are 3 to 5 bedrooms with generous yards, making it a great fit for families who want both indoor and outdoor space.

While Evergreen is a bit further out, commutes are manageable. You’ll have easy access to Highway 101 and Capitol Expressway, and getting to downtown San Jose usually takes between 25 and 35 minutes depending on traffic. It's a fair tradeoff for the peace and space the neighborhood provides.

In terms of walkability, Evergreen is more car-dependent, but many communities are conveniently close to parks, schools, and shopping centers. Day-to-day errands may require a quick drive, but essentials are never far away.

For weekend fun, Lake Cunningham Park is a local favorite. From skate parks and splash pads to paddle boats and a full-on BMX track, it’s packed with activities that both kids and parents will love. It’s the kind of place you’ll want to visit again and again.

The Rose Garden neighborhood is one of those rare places that blends timeless charm with everyday convenience — and you feel it the moment you arrive. The streets are lined with beautifully preserved homes from the 1920s and 1930s, many with large lots, mature landscaping, and the kind of architectural character that’s hard to find in newer developments. There's a warmth to this neighborhood, both in how it looks and how it lives.

And because it’s centrally located, getting around is easy — whether you’re commuting to work, running errands, or heading out for a night in Santana Row.

The location also puts you close to some of San Jose’s best cultural spots, like the Rosicrucian Egyptian Museum, the San Jose Library, and of course, the stunning Municipal Rose Garden itself — perfect for weekend strolls or a quiet moment among the blooms.
