So one thing that's really good about this Cambrian project is all the houses on the street have been rehabbed in the last, I would say, one to five years, which makes it easy when trying to do comparables when looking at value. For instance, the neighbor's house is a complete rehab done within the last year in that household for $2,750. So we can work down from that number, rehab this project, and hopefully get a number that is probably between $2,200 and $2,500.

But it's always good to have comparables really close to the subject property. It just makes it easier for you as an investor flipper, but it also makes it easy for the buyers to look at the comparables to understand where to write an offer.
