The smartest out-of-state investors all have this one person on their team, a runner. Ideally, someone who understands construction. Your property manager handles tenants, your contractor handles the job, but who's looking at the property like an owner?
A solid runner catches things most people miss. Corners being cut, small issues before they get expensive, work that doesn't match what you paid for, and it doesn't stop there. Once the property is occupied, they can check on city issues, violations, a tenant not maintaining the yard, parking problems, general upkeep.
They can send you photos, videos, real updates. They become your eyes when you're not there. And if you're scaling out-of-state without this person on your team, you're relying on reports instead of verification.
Every serious operator builds a team on the ground. Do you?
