Here's the harsh truth. Vacant rentals are magnets for break-ins. I've managed rentals for years and I've seen it all.
You want to keep your property safe? Start with the basics. Hire a house sitter or get neighbors to check in on your property.
Hold off on big appliances and even the water heater. Install them the day the tenants move in. Add metal bars inside your window frames and put a security door.
Set lights on timers so it always looks like it's occupied. And whatever you do, cage your AC unit before someone steals the whole thing. These simple moves can save you thousands in damage and in lost rent.
If you want the full checklist, comment the word invest and I'll send it over to you.
