Why I Never Trust Photos Alone on a Rehab

[Stephen Husted] (0:00 - 0:53)

Here's a mistake that cost me a lot of time and money and I want to pass this information over to you. So on one of my projects at a estate, I was working with a contractor on a rehab and every week he would send me photos of all the progress and we were getting to the point where he was putting in the floors, he did the countertops, everything looked great from the photos. But once the project was done, I had the appraiser go out there and the appraiser mentioned that the countertops were done in like four different pieces and that the floors had gaps throughout everywhere but I couldn't see it from just the photos.

So the easiest way to solve these types of problems is find somebody on the ground that can go by and take a look at the progress of your rehab, that has general knowledge of construction, that can point out things that photos won't. This will save you a ton of time and money and it will also keep your contractor honest on what's going on on your project from afar.
