Here's a strategy to gain capital to go buy an investment property. If you don't have cash sitting on the sidelines, if you own a home and you have equity, you could get an equity line and use that to fund your investment property. That is what I did on my first couple properties and it worked out really well.
And what I did was when I bought these two investment properties, I added enough value that I was able to pull out cash and then repay the equity line off. But now I have two investment properties and I can kind of compound over time. So it's a great way to do it.
You can get an equity line pretty easy. And it's also something that you can have on the sidelines that won't cost you money if you don't use it. You're only going to get charged when you draw from the equity line.
