You really got to be careful when you're doing a flip project and going over budget. You got to know when you can actually spend a little bit more to get more and you have to really understand that with the type of buyers that are going to be coming through that property and what they're going to expect to see within that house. We added this Trex deck, it was seven thousand dollars to do it, but I can tell you right now if I would have just done a step with some concrete work it would have been a completely different vibe from what's going on in this kitchen with these bi-fold doors that you open up and if it didn't have a deck it would just feel weird.

And it would be another thing that buyers would go, oh I wish it had a deck or I'm going to have to add a deck and how much is a deck? Oh that's 15 grand, it cost me seven thousand. So and it's done and they can just move right in and they already can feel the vibe when they get into the kitchen now that it's here.

So knowing where you can add to the budget and where you need to pull back is a key when doing a flip.
