I wouldn't call a number one issue that I run into on a new listing. I think it really comes down to when I take on a new listing, these individuals, these families have lived in the house for a long period of time, for the most part. So there's wear and tear in different aspects and as soon as you empty out a house, you typically need to paint, you know, you need to do some updates.
It's really basic things that, you know, people don't typically do while they're living through the house. Some people's houses are immaculate and you get all kinds of different, you know, cool little things that you can showcase. But sometimes people have lived in their house for 30 plus years and the minute it's empty, you have to make some decisions on what should I do to enhance this listing for when it goes on the market without breaking the bank.
That is the key. What can I do to enhance but doesn't cost a lot of money that when a buyer sees it online, they go, okay, I really like this location. I like the flow of this house and yes, the kitchen is dated.
However, I can remodel it down the road because I really like the feeling I get in this property. So sometimes less is more and you leave it up to the new buyers to explore their own opportunities and what they want to do to make it feel like home to them.
