At this point in the market, depending where you're at, you really have to set the expectations with the seller on really what's going on. You really want to show them the most recent comps in the area so that they understand that, hey, a house that's two blocks away that just sold is fully remodeled and sold for X amount of dollars, but yours is an original condition, so you're not going to probably get the same as that price point. So you really have to set that tone.
It's just a different market in general. Markets shift. You just need to be able to adjust accordingly.
